- Diabetes mellitus (glucose)
- Urinary tract infection (pyelonephritis, cystitis etc)
- Pheochromocytoma (Vinyl-mandelic acid/VMA in the urine)
- Other hormonal disorders (24h cortisol, for example)
- Inborn diseases of the metabolism similar to phenylketonuria
- Glomerulonephritis and autoimmune diseases like lupus erythematosus
- Nephrotic syndrome
- Bladder cancer
- Crush injuries and rhabdomyolysis surrounded by general (myospherine contained by the urine)
- Pregnancy
- Drug use
- Myeloma and monoclonal gammopathy of undetermined significance (MGUS)
These are off the top of my cranium, I'm sure there are pretty a few more to be found in textbook but I'm too bored to open one up right presently.

There are many conditions.
In the pathology lab.. a damp mount of urine is done where varoius cell are counted using 40 X lens of microscope.like White Blood cells(pus cells), Red blood cells(RBCs), Epithelial cell. Bacteria and yeast if present are checked.
Count of 4-5 WBCs is normal If microbes are present then the count rises upto 100-150 per microscopic area.
RBC count of 4-5 is normal but drastically high count may be due to infection of urinary tract (UTI).
Epithelial cell count of 4-5 is mundane.
The pH of the urine is also checked.
